Sunrise Pointe

Age Restrictions: Sunrise Pointe is a 55+ community; at least one occupant per home must be 55 or older (exceptions for surviving spouses 45+). Minors under 18 cannot reside for more than 3 months in a 12-month period. Owners must provide age verification every two years or upon sale/lease.
Architectural and Landscaping Control: Exterior changes or landscaping require ALC approval. Unapproved structures must be removed at the owner’s expense.
Assessments and Fees: Annual assessments fund maintenance and common areas. Special assessments require 67% owner approval. Late fees (10% or $15) and liens apply for unpaid assessments.
Common Areas and Easements: Owners have non-exclusive rights to common areas. Easements include maintenance, drainage, emergency access, and golf ball retrieval. Guest use may be restricted.
Use and Occupancy Restrictions: Lots are for single-family residential use only. Business activities must not be detectable from outside. Pets are limited to common household types and must be leashed. Parking is restricted to garages; overnight street parking is prohibited. Only 'for sale' and 'open house' signs are allowed.
Maintenance Responsibilities: Owners must maintain their lots to community standards. Shared structure maintenance costs are split between adjacent owners.
Enforcement and Violations: The HOA can impose fines, suspend services, or take legal action for violations. Self-help allows the HOA to remove violations or perform maintenance, charging the owner.
Insurance and Liability: The HOA insures common areas; owners are responsible for their own insurance.
Amendments: CC&Rs can be amended with a 67% owner vote.
Key Amendments: Short-term rentals (28+ days) allowed as of 2020. Outdoor structures like basketball hoops, swing sets, and above-ground pools prohibited as of 2021.
Miscellaneous: The HOA does not guarantee security. In conflicts, the CC&Rs take precedence over other HOA documents.
