Property Use

• Homes must be used for single-family residential purposes only.
• No commercial businesses or short-term rentals are allowed in homes.
• No temporary structures (trailers, tents, or sheds) may be used as residences.

Maintenance & Aesthetics

• Landscaping must be maintained to HOA standards; dead plants must be replaced.
• Trash bins must be stored out of sight, except on collection days.
• Exterior modifications, including repainting, require HOA approval.
• Garage doors must remain closed except when in active use.

Parking & Vehicles

• Street parking is prohibited overnight; vehicles must be in garages or driveways.
• Boats, RVs, trailers, and commercial vehicles must be parked out of sight.
• Guest parking on streets is limited to short-term use.

Pets & Animals

• Only common household pets are allowed; no farm animals or exotic pets.
• Pets must be leashed when outside and cleaned up after.
• Excessive barking or pet nuisances are prohibited.

Noise & Nuisances

• Loud noises, parties, and disturbances are restricted to certain hours.
• Construction work is allowed only during approved daytime hours.
• No offensive odors, visible clutter, or other nuisances that affect neighbors.

Rentals & Leasing

• Short-term rentals (e.g., Airbnb, VRBO) are prohibited.
• All rental leases must be at least 90 days in length and submitted to the HOA.
• Owners are responsible for ensuring tenants follow HOA rules.

Architectural & Structural Guidelines

• All exterior changes, including fences, windows, and paint colors, require approval.
• Solar panels and satellite dishes must meet HOA regulations.
• No excessive exterior lighting that disrupts neighbors.

Signs & Decorations

• For sale/rent signs must be pre-approved and within size limits.
• Political signs are allowed but must follow Arizona state law.
• Holiday decorations must be removed within a set timeframe after the holiday.

Recreational & Outdoor Equipment

• Basketball hoops, play structures, and sports courts require HOA approval.
• No above-ground pools or large trampolines in front yards.
• Fire pits and BBQs must be used safely and within guidelines.

Easements & Common Areas

• Homeowners cannot modify or block easements for utilities or drainage.
• The HOA maintains common areas, sidewalks, and perimeter walls.
• The HOA has the right to enter properties for inspections or rule enforcement.

Assessments & Violations

• Annual HOA dues must be paid on time to cover community expenses.
• Unpaid dues may result in fines, liens, or legal action.
• HOA can issue violation notices and fines for non-compliance with CC&Rs.

General Restrictions

• No mining, drilling, or excavation on any property.
• No subdivision of lots; one home per lot only.
• Owners must comply with all local laws and zoning regulations.
