Acacia Estates HOA - Key Rules Summary

Property Use

• Homes must be used exclusively for single-family residential purposes.
• No commercial activities allowed on properties.
• No temporary structures (e.g., trailers, sheds, tents) may be used as residences.

Maintenance & Aesthetics

• Landscaping must comply with HOA guidelines and be maintained regularly.
• Garages must be used for vehicle parking and not converted into living spaces.
• Trash bins must be stored out of sight, except for collection days (18-hour limit).
• Architectural changes (e.g., exterior modifications, repainting) require HOA approval.

Vehicles & Parking

• Street parking is prohibited overnight.
• Driveways and garages must be used for vehicle parking.
• Boats, RVs, trailers, and commercial vehicles must be parked out of sight.
• Guest parking on streets is limited to 12 hours.

Pets & Animals

• Only common household pets are allowed; no livestock or poultry.
• Pets must be kept indoors or in fenced yards.
• Owners must clean up after their pets.

Noise & Nuisances

• No loud music, offensive odors, or disturbances that affect neighbors.
• Construction equipment must be used only during reasonable hours.
• Exterior speakers must be built-in and not visible from neighboring properties.

Rentals & Leasing

• Only entire homes can be rented (no short-term or partial rentals).
• Leases must be in writing and submitted to the HOA.
• Owners must provide the HOA with tenant contact information.
• A security deposit equal to one year’s assessments is required for rentals.

Architectural & Structural Guidelines

• No exterior clotheslines, tool sheds, or storage structures without approval.

• Solar panels and HVAC units require HOA approval before installation.

• Window treatments must be neutral in color; no reflective materials allowed.

• No flat roofs or highly reflective roofing materials.

• Signs & Decorations

• Home address signs are allowed (max 84 square inches).

• For sale/rent signs must be 24” x 24” max, made of wood or metal.

• Political signs are permitted per Arizona law.

Recreational Items & Outdoor Equipment

• Basketball hoops and play structures require HOA approval and must be in backyards.
• Tennis/sports courts must be reviewed and approved by the HOA.
• No visible satellite dishes or antennas over 1 meter in size.

Easements & Common Areas

• The HOA maintains all common areas and perimeter walls.
• Homeowners cannot block or modify easements for utilities, drainage, or maintenance.
• HOA has the right to enter properties (excluding interiors) for inspections and enforcement.

Assessments & Violations

• Homeowners must pay annual assessments to fund community maintenance.
• Assessments cannot increase by more than 20% per year without member approval.
• Delinquent payments may result in loss of voting rights and access to common areas.
